Texas is home to us. Mobile Home Country is based in the Dallas–Fort Worth Metroplex, and we buy mobile home parks and manufactured home communities from long-time Texas owners who are ready to step back but want their park, and their residents, in good hands.

Where We Buy Parks in Texas

Texas has more manufactured homes than any other state, and many of its parks were built decades ago along the highways leading out of the big cities. We are especially active in North and Central-North Texas and the small towns along I-35, I-20, I-30 and I-45, and we look at parks statewide.

Older Texas Parks Are Welcome

Many Texas parks outside city limits run on private wells and septic systems, or on small water systems that answer to state regulators. Others have 1970s and 1980s homes, park-owned rentals, cracked roads or lot rents that have not moved in years. None of that scares us. We price it into our offer and take on the work after closing.

Cash or Seller Financing for Your Texas Park

Texas has no state income tax, but federal capital-gains tax still applies when you sell. For owners who bought their park years ago, that bill can be large. Carrying the note lets you receive the price over time, which can spread out the tax hit across several years while you collect monthly payments.

Seller financing and installment sales have tax rules that depend on your situation. Some taxes, such as depreciation recapture, may still be due in the year of sale. We are not tax advisors. Please talk to your CPA or tax attorney before deciding how to structure a sale.

Yes. Mobile Home Country, LLC is a licensed manufactured housing broker and retailer with the Texas Department of Housing and Community Affairs (TDHCA), license RB 37423.

Will you raise lot rents right away?

We do not buy parks to push residents out. Any changes happen gradually, with notice, and are aimed at keeping the community affordable and well maintained.
